Like it or not, it would seem that collaborative work environments are here to stay. These spaces range from spartan to downright luxurious co-working environments, to open-office facilities serving Fortune 50 companies to the start-up down the street. And as the space between us and our coworkers continues to change, so will the need for cleaning, restoration, and maintenance support.
“Coworking office spaces generally have more traffic and accordingly require more care,” said Spencer Lueders, owner and president of Stone Building Services.
Space per worker continues to shrink, with many offices taking on significant renovations to accommodate more people and more daily traffic. From conference areas to huddle rooms, project space to kitchens and cafes, restrooms, and lobbies; they’ll all see more action.
“Employees have high expectations for their work environment,” added Lueders, “this presents an even greater challenge when it comes to maintaining those spaces.”
Like a rental car or apartment lease, people generally are less invested in caring for space they don’t actually own or have any sort of long-term contract with. This presents all sorts of challenges for those tasked with keeping up a facilities’ looks, maintenance, and repairs.
These new environments certainly impact the bottom line. New office configurations and higher-density workspaces will challenge not only existing cleaning, maintenance, and repair programs, but also how budgets and contracts are created for them.
Health and wellness are also priorities in the modern work environment. Keeping it clean isn’t just for hospitals. Health and hygiene are serious issues in higher-density workspaces, too. Effective cleaning and maintenance are even more important as we spend longer hours closer together.
Despite these new challenges, tenants, employees, and clients at all price points have high expectations for a clean environment. And don’t forget the restrooms. They’re the source of nearly half of all customer and employee complaints about cleanliness.
It’s about time to call Stone Building Services to assess the changing needs in your workspace and how we can implement a maintenance plan to meet your demands and those of your customers and guests.
